In this section are our fees for buying and selling your home. In addition to these fees will be disbursements payable. Disbursements are fees that we are required to pay out on your behalf to third parties and include the following:-
Search fees – approximately £250 depending on the local authority
H M Land Registry fee. The Land Registry fix this according to the purchase price (see Land Registry fee scale on their website)
Electronic money transfer fee (T/T fee) – £24 (inc. VAT)
Stamp Duty Land Tax - This depends on the purchase price of the property. It can be calculated by visiting the HMRC website.
Based upon work involved and on insurance risk to purchaser and lender, we typically estimate our own fees thus:

We also offer a Probate service wherein we remove the burden of dealing with the estate from the deceased's family and friends.
GRANTS OF PROBATE
Simply to obtain a Grant of Probate typically costs £720.00 including VAT plus disbursements (typically £155.00 for Court fees).
Work to obtain a Grant of Probate is charged at an hourly rate of £180.00 (Inc VAT) per hour plus a mark up of 0.5% of the Probate value of a property held in the deceased's sole name or 0.25% if held in joint names. In addition a mark up of 1% of the value of cash assets.
The amount of time involved (and therefore, the cost) is subject to the work involved, for example, dealing with Bank Accounts, Shares, Bonds, Premium Bonds etc.
We will explain the process involved and obtain necessary details: draft the necessary documentation: make an application to the Probate Registry: advise as to Inheritance Tax, income tax or capital gains tax issues: collect assets and distribute them to beneficiaries: prepare estate accounts: deal with any necessary expenses and advise throughout.
